If you’re business savvy, and want to start picking up real estate, here’s an idea:
Variable rent rates.
Imagine someone like me, well versed in business, acquisitions, sales, marketing, structure, team etcetera — buying a commercial building and offering a business occupancy for free.
Instead of a monthly rent range, it’s entirely predicated on sales.
Put a minimum in to cover a bit of DSCR but tie yourself into the deal. When sales are where you want them, you’re earning 3x, 5x, 10x over market supported rent rate.
